We are looking for a commercial real estate sales agent to lead our efforts in representing landlords, tenants, buyers, and sellers in our commercial transactions. The ideal applicant will assist clients in finding key investment properties and development opportunities. Knowledge of the local real estate market and a knack for developing long-lasting business relationships are a must. This position requires a current real estate license or the willingness and ability to get one. We can help you.   • Conduct market demographic, population, and environmental studies and present information to the buyer or seller to aid in their decision making process
  • Answer all customer inquiries in a timely fashion to help ensure customer satisfaction
  • Act as the go-between in negotiations with buyers and sellers over property prices, and during the closing of sales to ensure all transactions are accurate and legal
  • Research property maintenance costs and possible renovating costs so clients will have thorough information before purchase negotiations
  • Determine current market value of properties to ensure best possible purchase price for customers
  • Prospecting Activities utilizing a variety of methods via phone, email, direct mail, and more.
  • Tour properties and conduct meetings with clients and prospects
  • Develop and maintain your book of business and client relationships
  • Interface closely with architects, contractors, lawyers, building owners, leasing agents, appraisers, and other professionals involved in the commercial real estate business.
  • Financial Analysis and Underwriting
  • Negotiate Commercial Leases and Sales Contracts
  • Research and Learn about the Houston Commercial Real Estate Market
Qualifications:
  • Self motivated and self sufficient
  • Proven negotiating and communication skills
  • Proven skills and knowledge in industry practices and lease language
  • Some sense of marketing and advertising practices
  • Successful candidates exhibit several key qualities, including self-motivation, independence, comfort with autonomy, strong organizational skills, strong interpersonal skills, and the ability to self-reflect and adjust/pivot/adapt
  • Able and Willing to procure new business through Prospecting
  • Experience in Sales or Real Estate preferred
  • Four-year college degree required
  • Texas Real Estate License will ultimately be required
  • Commitment to a career vs. "a job"
